Rent out studio of a 2 bedroom

I’m looking to buy but have some questions. Hoping someone can answer. 🙏

If I buy a 2 bedroom and want to rent out the studio piece is that possible? How do I tell the marriott?

Does anyone rent it themselves or does everyone use a rental company ?
