Follow the rescission instructions to the letter. Send it registered receipt return and do it IMMEDIATELY !!!!!!

Well you if had looked over your papers very carefully, you would have seen that there are specific instructions on how to rescind your purchase. Sometimes they are strategically hidden but look carefully and you will find them. The instructions probably say to send your rescission letter, signed by all parties who agreed to purchase it, via certified mail.

Make sure you send your letter to the correct address via the proper method. Do not e-mail, fax, phone, send via courier such as FedEx or UPS, etc. More importantly, do not go back to the sales office saying you want to rescind. The people there will just tell you a bunch of lies why you can't rescind or they will try some other tactics to stall you past your 5-day rescission period. This can't be over-emphasized: do it immediately via the method stated in your contract.

Be aware that, after you have sent in your letter, it might take up to 45 days to see your refund (and yes, they are required to refund you every penny you paid). If you do not see your refund immediately, do not panic and start making phone calls to the resort. And do not take any phone calls from strangers as it could very well be the sales people trying to tell you that you can't rescind to to convince you not to rescind.

As for your vacation plans, many people who stay at the Mayan Palace like it. However, owning there can be a different story. Try renting from current owners. Many are offering their interval for rent for less than their maintenance fees. You can find many for rent here on RedWeek as well as other reputable timeshare websites such as E-Bay, My Resort Network, Timeshare Users Group (aka "TUG"), Bidshares, etc. Many will let you put in an ad requesting a rental.

Thank you, We Went Back Today Our Paper Say To Take ALL Contract Back To The Sales Office We Tried Today And We Were Told To Come At 8am Tomorrow Morning They Tried To Offer US A 2 Bedroom At The Cascades Nuevo Vallarta For $7000 monthly payments of $200 and only pay if you use it $800 the deal sounds good but we have never seen the cascades so dont know what we are buying into, we can use the grand mayan if we choose too, but we are a little skeptical on if this is a good deal, We Are Going To Go First Thing IN The Morning And Try And Get Out Of It again. I will have to read the contract over to find out where to send the letter too! I think maybe renting from the websites you mentioned might be the best bet thanks

Get on it immediately! The clock is ticking on your 5-day rescission period. Maybe you saw my previous post too late but I tried to warn you to not go back to the sales office because all they would try to do is stall you beyond your 5-day rescission period.

Look through every word and letter in your contract to try to find the rescission instructions and follow them exactly. Remember, you have thousands of dollars riding on this!
