timeshare rental from a non-owner

I have been offered a two BR timeshare for a one week rental at Royal Palm Beach Resort in St. Maarten. The person offering the unit for rent is not the owner. He says he owns points at Diamond International and can secure the unit for the week we desire. I have not dealt with a non-owner before. Can anyone advise me if this type of deal is legitimate and if so, how can i protect myself from being scamed as i proceed with the deal and especially before i send a deposit.
