- NEW AND CONFUSED!
NEW AND CONFUSED!
OKAY SHORT STORY! BOUGHT 1WEEK AT GRAND MAYAN PALACE IN NUEVO VALLARTA! GIVE ME AND ADDITIONAL VACATION WEEK! PLUS 25 BURN WEEKS PUT HAVE TO PURCHASE HSI MEMBERSHIP WHICH I THINK IS 99 A YR FIRST YR FREE! BUT TO RENT WEEKS IS ANOTHER COMPANY (RESORT ADVERTISING NETWORK) FOR AN ADDITONAL FEE OF 299 (LIFETIME). ITS BEEN SIX MONTHS AND WEEKS HAVE NOT BEEN RENTED! MAINTANCE FEE HAVE TO BE PAID!!!!! I HAVE FREE RCI REGISTRY BUT HAVE NO IDEA HOW THAT WORKS NOR SPACE BANKING!
ANY ADVICE?????????? WOULD BE VERY HELPFUL!

Many salespeople for Mexican TS will say anything to get you to buy. They entice people to buy a TS by promising big profits on rentals. Then they set up a third company set up to handle the rentals. Of this rental compnay charges the new owners an additional fee. The problem is I rarely hear about someone actually renting their units through these companies. Pull you units out of their rental pool and either use them, deposit them or rent them yourself.

we also just bought 4 weeks at the embarcadero pacifico in pv and were promised rental at $1100/week. our salespeople have referred us to 4 different companies and the upfront fees keep growing (479, 675, 775). Is there any information on different companies? (AIMS, continental connections, executive properties) They all say they can rent the weeks for $1100/week. Has anyone been helped by Profeco to get out of this? Is it really all a scam? thanks and help!!!!

What they promised verbally doesn't hold water in a court of law .... it's what's in the written contract that counts .... also, one cannot be guaranteed that any given week/unit can be rented or sold .... only the market determines that.
Also, are you paying these socalled companies a upfront fee to supposedly rent your weeks? That should have thrown up a big red flag for you .... never, ever pay a large upfront fee to any company to list to rent or sell your timeshare .... they are scams.
If you think you have been scammed/defrauded then definitely contact Profeco with your complaint.

I notice jayjay is the one who always replies about scams. who are you jayjay? are you a consumer advocate of some kind or just someone who cares a lot? I notice I am becoming suspicious about anything to do with timeshares! I do appreciate all the advice and am trying to find reality. I haven't paid the rental companies anything yet and am still trying to get my credit card company to help before I contact profeco and/or owner's advocate. this is a new ugly world to me and I still want to believe in the magic of that 1100/week rental fee! thanks for your help

I am a preivous timesahre owner that cares a lot .... we once owned 9 timeshare weeks and when we moved to the location we wanted to spend the rest of our lives, I sold the 9 timeshares .... I sold them myself via sites such as Redweek and other timeshare ad sites (all were bought resale except 1 and I took a beating on that developer purchase) .... I never even considered paying some company a large upfront fee to do something that I could do myself, however I am now on a mission to get all upfront fee company scammers put out of business.
They will lie and sell their own mothers to get that upfront fee and then they sit back and laugh at all the suckers, many of those people senior citizens living on fixed incomes .... it makes my blood boil that they can/have been getting away with their scams for years, but some state Attorney Generals have taken action because of the recommmendation to contact them with complaints .... Florida is one such state.
They are good at what they do, are believable and convincing with their lies .... I don't see how they sleep at night .... I'd rather dig ditches for a living than to work for any scam company.
