I am looking to rent a Disney timeshare from Gary Dubin. Has anyone done business with him in the past?

I have not heard of this person but did look at Disney rental ads. I know nothing of point system they use but realize they can take so many days per points during the year because we almost bought their years ago.

What seems strange to me is the fact this person is a paying member and paid for two ads to try and rent only one night at two different Disney Resorts. Just seems like a hassle for just renting out one night and the night can run from Jan 1,2009 thru Dec 31,2010 at both resorts.

I did see down on the comment section he list other resorts and units for rent too! You didn't say what resort or size unit you were thinking of renting so I just went by the main rental ads of a studio unit for one night only.

Another thing that makes me wonder about some of these people are why they are members but never show up on search. I have to think they just runs ads and never post on here and there are many renters like this.

Just do what your doing here with checking this person out as much as possible and call the resort. Also make owner give you a copy of this years reservations and it shows he is the owner! As soon as he faxes it to you or mails it look up the phone number of resort reservations and call. Explain what your doing and give them the owners reservation number so they will verify this information is correct.

Just a little secret for you looking up the number and calling. Play it safe and get the resort main number and call them and they can transfer you to reservations. A couple years ago I heard of some scam artist that rented out more than one unit and sent copy of reservations to renters with phone number to someone's cell number like wife/girl friend and they would verify all information as the resort and it was false.

Mike, After your post being deleted couple days ago because Redweek wants people to spend money here I'm a bit surprised to read some of these ads!

These two ads above list two units for one night only at two different Disney Resorts and are studios. Go down to the comment section and this section states he owns at all Disney Resorts and has units that sleep anywhere from four to eight people. Has one Grand Villa sleeps twelve adults and another resort available at Vero Beach. Some people are paying for more than one ad and these people are listing everything on one ad!

What is happening is a ad is being paid for but some people are running their ads for all their units without paying. Seems if you pay for a ad to rent one night at a studio you would then need to pay to run a second ad for unit that sleeps six or eight at another resort. With rentals available from seven days to thirty days at a time.

This is just a blanket ad for the price of one ad! I guess it is alright because there is a person that has been doing it for years on here listing the Ridge Tahoe and every building and different nights available for rent.I notice on other timeshare sites he runs a ad for each unit though.

Both timeshare rental lists have units showing available from Jan 1,2009-- Dec 30,2010 and Jan 1,2009-- Dec 31,2010 posted on the ads.

Main timeshare page that list all rentals states price $112 then total price $112 then length of stay one night in studio sleeps four. Only difference in two ads is price of one night stay.

If you go to comment area all other sizes and resorts listed for rent too. Animal Kingdom V. Boardwalk ADS #R387965/ R387962

It may be alright to Redweek but doesn't seem fair to most other owners paying to run a ad to rent or sell! I see no problem if possible for a owner to offer his unit or one side or other(lockoff) on same ad. But to pay for one ad and offer any resort at the location or as others do different buildings because they own other units not fair to members.

Members on sites have to compete with other owners who have same week but someone running and paying only for ad and listing many choices and resorts is not fair to anyone.

The one on the Ridge runs his ads for all different buildings on one ad many times with listings for one night three nights or week or two weeks or more at every building. He has listing all the time and list more than one on most ads. Here are the ad numbers with more than one unit for rent or sale at this time, Rent= 370632=383759, For Sale =R339611=R321282==R339609.

Like a horse I can take you to water but can not make you drink! I gave Redweek this same kind of informatiom two years ago and nothing was changed except me pulling my ad of just one unit!

The Ridge is not like some resorts where you can get floating week at any building but each owner only owns in one building except the Naegles whice has three buildings and this is what they have reserved each year.

I did bring up the Ridge Tahoe person two years ago to Redweek when I listed my unit for rent for July 4th week. Redweek did nothing and two years later it is still going on .

There are others I would guess that do this too but I have found this one because with him running so many bundled ads at times for the Ridge its hard to compete with him. He rents or sells many units and list most of the buildings and weeks for one week or two weeks or just three nights and many of these are on one ad. Just spent five minutes looking and found (R339611) I couldn't tell you if he has other resorts but do see his ads on every other site but they are one unit per ad.

The other ads I was just checking out to help poster who was thinking about renting from this person. I found two ads for Disney resorts and both were bundled with more units and even another timeshare at Vero Beach listed in comment section. (R387965) (387962)

Two years ago another Ridge owner had his ad on here and pulled it and let the Ridge rent it. He contacted me and told me about this problem and I pulled my July 4th week and let the Ridge rent it out for me. ===================================================== I DID READ YOUR RULES AND THEY STATE:

Advertise only one unit per posting-may not include mention of additional units available for rent/sale. ===================================================== I understand you can not watch everything but most people are not going to waste their time typing up a complaint unless it effects them!

The ad can be a bit confusing, but I read it as book any number of nights, with the nightly rental rate being listed.

I can understand why DVC owners place ads in this fashion, since they can book any room at any resort. I’m probably guilty of doing the same thing but to a lesser degree with my NH and VA timeshares, which are both lock-offs and floating weeks. If I submit an ad saying I book can any week of the year, and can rent either the entire unit or a lock-off separately, am I violating policy? I shouldn’t have to place THREE separate ads for a 2 BR, 1 BR, and a studio; that would imply I have three units.

I’ve seen that My Resort Network. (oh my gosh…a competitor) has a different fee for floating weeks.

Maybe Redweek has to take the initiative and create a separate section for rental ads for points resorts (DVC, Diamond, Wyndham, etc), but any suggestion to that effect will probably goes the way of all the other suggestions.

In the end , putting 'multiple weeks', lock-offs, etc in one ad didn't make much difference to me. I've rented my units 4 times in the past few years, but I've gotten little or no reponse from Redweek (or that nasty competitor TUG for that matter). My greatest success has been from Vacation Timeshare Rentals (gadzooks, another competitor). :)

I think there was a recent post on Redweek where a person contacted an alleged DVC owner about renting the unit. Evidently the “owner”, did not really own a unit, but just booked a reservation with DVC in the renter’s name. After the renter paid the “owner”, the renter got another bill from DVC asking for the money for the reservation. On a side note, there have been posts on TUG where people were booking DVC units through RCI and renting them out (a definite no-no). I don’t think this is the case here, but one must be careful. If a renter says you have to pay a $95 fee to the DVC resort, then the unit has been booked via an exchange.

Good Moring Mike! After reading your post I did go back and read it and I have to disagree with you!

No matter how many times I read the ad it comes out the same. Forget all the add ons in the comment section about all his other units and resorts but just reading the ad.

Its hard to misunderstand a ad that under Timeshare Rentals states 1 night Price $112 ($112 nt) and then on the ad reads Price $112 ($112 per night) Length of stay 1 night.

Both properties read the same way with different prices for one night.

It won't matter because as most things this will be passed over just like two years ago on the Ridge resort ads that have still gone on another two years. Cash flow comes before fairness!

HELP! DOES anyone out there know how to get out of a timeshare. I'm retired have owned a week in Vail for 30yrs, it doesn't sell and the maintanence goes up and up. I can't afford the yearly maintanence on my fixed income. Does anyone have this problem?

A lot of people have this problem. Have you tried to rent it? Is your week a high demand week (i.e. ski week)? Unfortunately low demand weeks are a tough sell. Many non-owners can rent them at a cost of less than the MFs.

My sugggestion it to list it for $1 on eBay and the other websites. TUG ("www.tug2.netwww.tug2.net[/URL) has a "bargain basement" section.

I don't know if a charity will take it, since they will usually only take timeshares that they know they can re-sell quickly.

The other option is to ask if you can deed it back to the resort. It was behoove them to take back the TS if they know you cannot pay the MFs. At least they can try to resell it themselves to someone who can pay the fee. The ironic thing is resorts will not take these non-performing TS back, but if you do not pay the MFs, the resort will turn you over to a collection agency and will ultimately have your TS back through some type of settlement. If it goes to a collection agency, you will most likely get a ding on your credit report.

I would not recommend renting from this person. I called them they told me they had my reservation and needed my credit card number to secure with code. when i asked about a partial payment until i received my confirmation or paypal options i never heard back.......!!!!!! Check the internet on this person. I did after this...
