North building vs Existing building

Hi, I am interested in purchasing a 2 bedroom ocean view via resale mkt. I can't decide if I should pay a few thousand more for the north building. I am told the North building's new design would provide better views. Any ideas? THANKS

Can't buy one on the resale market, not until they get a occupancy certificate

I've also seen them here and on sell my timeshare. I'm in Maui now and was told by the Westin they can't transfer ownership until they have a occupancy certificate.

I spoke to Westin also myself today. The occupancy certificate is included within the deed. So, in fact KAN owners can sell today but they simply have to be clear about when occupancy is guaranteed. For some this will be July 2007 - for others it will be January 2008.

Depends on the type of unit you are purchasing. In my opinion, the Ocean Front or Deluxe Ocean Front views of the Existing buildings would have better views than the North buildings. Notice the parallel footprint of the Existing buildings verses the angled North building.

The North is for sure closest to the sewage plant. You can smell it more there when you are driving by on 30, but not sure if you smell it when you are in the resort. When we would drive by there my three year old would hold her nose it was so bad sometimes. I too am decided to by a north or existing. But most likely will end up with the existing.

The existing building is adjacent to Kahekili Beach Park wich is excellent for snorkeling etc. So it'd be a closer walk from there. Kinda wish it was still open land but can't have that can we !

I can't comment on the No. vs the original. I have a 2 bedroom, ocean view, in the first phase. I bought it pre-construction and have only used it once. My children have different school vacations and with involvement in sports we can't seem to use it the way we should. I have booked it every year during Thanksgiving and been successful in renting it. Because it is all paid for and I get more than the taxes, it works for me. I don't forsee our whole family vacationing in the near future and would be willing to sell for what I paid, which was 40K.
