hi, chris here.............

will those who attended the MANHATTANFRAUD BOARD MEETING today please report on the outcomes of the various actions that took place. it would be appreciated if the highlights of the meeting be noted here in the redweek.com manhattan club forum. the tone/contents of the meeting will also be of interest: board trepidation, comments on the ag's investigation/lawsuit, maintenance fees, reservation availability and other points that would be of interest to all shareowners.....if they were addressed by the board at all.

shareowners will be awaiting this information asap.

I have called the credit card company and have put a block on Manhattan Club charges. I have already paid them for this year, but that is the last dollar they will get from me.

I also tried to give it back. Even went to the sales floor and sat with someone in an office. They did not want it.

They have diminished the value of the investment and should be held responsible for restitution.

Thank you to all who are involved and have brought this disgrace forward.

The discount travel sites that are selling Manhattan Club should be petitioned to stop.

My husband and I attended Sunday's meeting and one piece of advise that was given to us was that while we could withhold paying maintenance fees while the AG is investigating, we could be held liable for penalties and late fees when all is resolved. Therefore, we will continue to pay but instead of futily trying to get a reservation at the Manhattan Club, we'll trade our points on RCI for a Las Vegas vacation.

If you are using, pay the fees. When the AG finishes, some percentage may be refundable. Is the fees are a burden, book days and then rent them out on Redbook or whatever you choose. Do not sell your share back as you will get next to nothing. Once these legalities are straightened out, the shares may regain value.

Unfortunately, we were not able to attend the Aug. 2nd meeting. A special thanks to Red Week and those of you who have been organized way before we recently became aware of this forum.

My husband and I bought our time share in August 2001 and had a great "honeymoon" period when all was well and we could get our allotted time. That soon changed and own concerns soon turned into complaints which were met with enticement from the "staff" to buy more weeks to "secure" our requests which, of course, we did not do and made us angry at the deceit! I have responded to the AG survey and shared this information accordingly. Is that sufficient as a registered complaint or is a separate letter also needed?

We feel we have been bilked with a smoke and mirrors explanations till we found this forum. We would like to get this mess straightened out!

We are a bit unclear about paying the maintenance dues or not as we have a December time secured for our family to enjoy NYC. ( This is a first time in years we have gotten some time.) We would appreciate some advice on how this is best handled.

Paying the fees is exactly what TMC would want you to do. TMC accounts are frozen, if owners stopped paying the fees and the discount sites are petitioned to stop selling, then it would be in TMC best interest to expedite a resolution. Booking days is what many of us are having problems with, so going thru booking and renting would not be an option for me. The shares would only regain value if TMC pulled from discount travel sites, owners were reduced and inventory became more scarce. This would take years. I am only interested in the return of my original investment and TMC have the property back.

I understand that those with TMC best interest in mind, can also be part of this form.

I am a bit confused about whether or not we should pay our maintenance fees. I understand that we should pay the taxes, but if we are disputing the outrageous maintenance fees why should we continue to pay them? Please advise on what to do about paying or not paying the fees. Thank you, Christine

We're heading up to TMC tomorrow (8/6) for a two night stay. Our first since learning of all of this. Upon return, will post of our experience and anything of interest.

Is there anything in particular we should be on the lookout for?

You have to remember the MC is working on ignorance among members. The only way you are going to find out what is going on is talk to other members. The MC has master the art of deception.

hi davidh,

pls read my request of any shareowners who attended the MANHATTANFRAUD BOARD OF DIRECTORS MEETING, tues, aug 4, 2015, "You have to remember the MC is working on ignorance among members."...your quote. we owners must be apprised of all information concerning this meeting. the information we get might not be too satisfying, but at least we'll be informed of the current "art of deception" that might have taken place at the meeting. IN A NUTSHELL, SHAREOWNERS MUST BE KEPT INFORMED..................so attendees of the meeting, please inform us! thanks.

We were unable to attend the meeting with the owners because we were out of town, but I just want to thank the organizers for getting this all together. We are not paying our maintenance fees and would like to just get out of this nightmare. You are the only guidance that we have. So thank you.

Apparently you didn't attend the August 2nd meeting. Not paying and not using doesn't accomplish much. They rent the rooms out online anyway. You aren't doing much to hurt the owners and are possibly doing something to hurt yourself. Read some of the comments from those who were there. You might be liable for interest and penalties on the money you haven't paid. So much of this depends on the AG decision. Worry less about how you can hurt the developers and more about how to protect yourself.

IS SOMEONE WORKING ON A REPORT OR SUMMARY FROM THE AUG. 2 AND AUG. 4 MEETINGS FOR OWNERS WHO COULD NOT ATTEND EITHER?? PLEASE LET US KNOW WHAT IS BEING DONE??? Lois

dennis, Many of us were unable to attend the meeting. Was anything documented or recorded? Many have been asking, but very little, viable, info has been provided. TMC is reported to have 14,000 member, at $2,600+ per member, per year. You do the math. If not paying would not accomplish much, then TMC has proven they have diminished the value of the owners. That means, no point in owning a timeshare at TMC. Fees have reached a level that have become unaffordable to myself and certainly unreasonable. If TMC thinks that threats of interest and penalties, after what they have done, is a way to scare owners into paying, then I will be happy to see them in court myself. Many are not worried about the developers, they are worried about the loss of investment, the high fees that continue to climb and the preservation of self finances. That is how I am protecting myself, by keeping my money.

Fifty three members attended the Aug. 4 meeting vs. 150 Aug. 2 I wentAs to the Aug. 4 meeting. Nothing was accomplished except Mr. Eichner got what he wanted, to have his board members in place as per regulation. Things I learned at the meeting: the history of the MC told by Josh, how members have been getting their reservation that were place on the waiting list, Josh forget to tell you " 10% have stopped paying their maintenance the reason for the increase and 53 dissatisfied members that seem to know more about what is going on than the presenter. Let it be known everything is dandy at the MC. It shows with three tiers of security before we sat down for the meeting.

DavidP, I totally agree with you. They will not get any more of my money! They got $25K for purchase and maintenance fees for past 11 years!! I'm done paying them!! They will have to take me to court. That is the only way to get any more of my money.

They can take it back and sell it rent it or whatever they want. I want out!! They are scam artists and I don't want to do business with them ever again. They lie cheat and steal.

The board members are put there by Mr. Eichner. They are his puppets. It has been that way since we have been owners. Do you see they never change players. Ask one of the members that have been disenchanted as an owner be placed on the board to represent Owners at the MC! Josh is a puppet!!So is the management of the MC from the top down.

He manipulates the board and the management and all his employees. I've seen it over the years through communication in phone calls, letters received, from several departments. They change all the rules, terms and conditions of the "contract" as they see fit, but have not been held accountable for their deceit!

vanessa, omg, i certainly understand your frustration BUT................"They can take it back and sell it rent it or whatever they want. I want out!! They are scam artists and I don't want to do business with them ever again. They lie cheat and steal," your quote: don't give them anything for nothing. hopefully, AG SCHNEIDERMAN will be able to make eichner and clan pay us back for all the financial losses we have sustained. we don't know how not paying maintenance will affect us (except that we can't use our time....for what that's worth....when we can get desired reservations!) i decided to take my chances and have paid only the taxes on the time that i own, not the maintenance. i'll wait out the results of the impending lawsuit.

BUT, PLEASE DON'T GIVE UP AND GIVE IN TO EICHNER YET. WE'RE ALL AT VARIOUS LEVELS OF FRUSTRATION, BUT DON'T LET THAT CLOUD OUR POSSIBLE FAVORABLE FINANCIAL FUTURE CONCERNING THE MANHATTANFRAUD CLUB.\

keep in touch.

ChrisV, I will not give up or give in to them. Yes, I've been frustrated for years with them. I have had so many conversations with management since they started playing the games of over selling our rooms. It was like, they were given a written script to read to the timeshare owners at TMC when we questioned availability of space. All I would get is blatant lies from one manager, to the next manager, to the next manager, all the way up the chain of command to the General Manager, Mr. Salvatore Reale, from several of the departments including, sales, sales promotion department, financial services, reservations, and the General Manager himself. He who I believe has been in on the scam, as well as, all the rest of the Department Heads at TMC including their Attorney! I hired my own attorney to try to sell or give back my timeshare about two years and a half years ago. Do you know what they wanted first, and with no guarantees of timeshare sale? The maintenance fees! Yes, eight months in advance of when they were actually due. I told my lawyer "no, absolutely not! They were going to give me $100. I went several years ago to talk to someone in the Sales Department about the deceitful tactics they used to get us to purchase our timeshare in the first place at TMC shortly after this scam began. They were only offering to get more money in one way or another with offers of additional nights, or upgrades, buy points, buy into upgrade of the Penthouses, or most recently to convert ownership into points! Oh, yes, everything was just fine at the Manhattan Club then too! I told the salesman to never, ever, call me again either at my home, or while I was staying at TMC (very few times I got a 1-2 night reservation - I gave up many!) for a promotion or anything again. To be sure to put my name on their "Do Not Call List"! I have never gone back since. I do not wish to ever go there again! I want my money back. Period!
