donp196, This sounds like debbiep308 works for B.J. Cooke or it is B.J. Cooke, but B.J. Cooke is not that smart to do this on his own, Guy Russell is telling him what to say in this post. BEWARE There is NO website, nothing they do is in writing. Thats how they get away with all this.

Just heard from the Texas Real Estate Commission. SHR has been placed on probation for 4 years and must pay $10,000 to the Texas Real Estate Commission within the period. Failure to comply will cause suspension of timeshare registration, until full payment is made. The letter sent to me also reviewed the illegal operation of SHR during the time it was connected with R&R and Robert Russell. Interestingly enough the review was almost word for word of my complaint to the Commission. The letter also says that around 1,800 SSH timeshares were sold and that the commission received 22 complaints (I do not understand why the commission did not receive close to 1,800). SHR has also "either fully repurchased or entered into a formal payment plan to repurchase" such timeshares from all requesting it. I assume that the commission letter can be ob- tained from the commission by referencing Hearing No. 131134.

Closing, both my attorney and I felt that RCI's hands were not clean in this business, not withstanding its claims to the cont- rary. Recently it sent me a new RCI credit card, which I tore up, and which I noted was no longer with BOA. We were applying pressure on it, but stopped after SHR requested settlement.

And they have said in just the last few weeks that Sunset Harbor is now in good standing after going thru many interviews with the RCI legal Department. RCI is also the main force going after R&R Venture Group and PRL after looking into all that has gone the past few years.

theodored7, what took you so long to share this with all of us? It may have helped. All of us here have worked very hard to get to this point, Guy Russell, Nonna Russell & B.J. Cooke are going down. If Sunset Harbor is at the middle of all this why do they have RCI's blessings, offer the RCI Credit Card, and out of 1800 sales only have 22 complaints? Maybe we should close Disney World, after all they have 10's of thousands of complaints out of millions of sales with a "F" rating with the BBB. If you and your attorney feel that RCI's hands were not clean in this business then make sure you go after them also, and the places where we all went to eat to fall for this SCAM. Also, RCI cut ties with BOA almost a year ago. OK, I'm done. Now for the rest of us, we are just weeks away from seeing all the bad guys go down. Just hang in there and stay focused. Lets all read what garyw455 on page 49 had to say and really listen to his words.

Notice, unlike you, I used the capital "G" on the name God. You cannot do that for fear of the lightening that would blast you straight to H***!

We need to ALL get back to helping find these teams that are out there. Brandon B.J. Cooke has 3 teams still working every week running the same SCAM that they have been getting away with for years. What the authorities (AG's, RCI, & FTC) are watching for here is for info to catch them in the act. They watch this site (forum) all day long waiting for us to help them. They already know about how much money we lost, and who all the players are. They just need to know where the teams are that day. B.J. Cooke with the help of Guy Russell & William Redford are still taking money and we need to put them away ASAP. This forum closed them down last week and need to do it every week. Last week Ruby Tuesday's Home office told all of the stores to be on the watch for them and call the local authorities when Lisa Benza or any marketing people calling saying they are "RCI". Lisa Benza works for Guy & Nonna Russell and is the one that pays for the meeting with Guy Russell's credit card. The state of Florida is just waiting for them to step across the state line. We all are owed money and may never see our money again, but I WILL see them all go down. And it will happen very soon.

I have posted previously to this site, but I just received the letter from the Texas commission (Hearing # 131134). As I had posted before, when SHR and I setteled to my satisfaction, one of the terms of settelment was my requesting that all my complaints against them be closed. I can say more now that the Texas commission letter is public domain.

Neither my attorney (Mr. Dana Bowie near Orlando) nor I in- cluded RCI as a party of complaint because we didn't think we could make a convincing case that it was party to the scam. I continue to feel that the more complaints RCI receives, the more it will be apt to change its ways. Any complaint to it should be made to its highest level.

Whether any punitive action will ever be taken against the true scammers, ie Russell, etc. I don't know. Its like trying to catch the greased pig. As I have said before, if I wanted to go into the timeshare scamming business, I would operate out of Las Vegas (the scammer's haven?).

Oh, and I have to apologize since I do not stalk this website all day and night......But there are websites....and if you bought with them (as you said), you would know what it is......

Dearest debbiep308, I am not a ex employee of them, and I don't live any where near Las Vegas. I just know someone that will drive out and get the address for us. Read my post again, all I said was "driving out tomorrow to get the new address" . We all know here how BJ & Guy get on here and try to twist things, it not going to work. I still do not see any actual owners of this product complaining how it works ???? From what it looks like, it is a travel club that offers to work with your existing timeshare....????......correct me if I'm wrong.....

How do you know where these people meet before they even get there? Once again, sounds like disgruntled employees who have a "mole" on the inside to make it seem like they have all the answers!!!

I also was surprised to hear that, I wish all the people that has been scammed would have filed a complaint with them. This forum has been telling everyone to file for over a year. 22 complaints, hard to believe. Maybe now people will file a complaint. Thanks hazena for sharing.

I've received the same letter however I've repetitively requested reimbursement, have copies of the certified letters and have not heard from not entered into any repurchase or repayment plan. SHR continues to lie even to the real estate commission.

Followup certified letters are going out today with copies to the Texas REC.
