If you are wondering if you have really been recorded as a deeded property owner of Sunset Harbor Resorts in Willis, Texas (Mongomery County) you can go to this website, register, then search.

i am willing to help if you get the media involved.. As I said.. I worked for them for quite a while and left the organization when I found out that the products were bogus.. I know the inner workings of what they did and how they did it.. Also. If you are going to start a mail campaign I would not only mail the vegas address.. On April 4th we sent in a complaint to our AG, state of Georgia. We received a reply today that there is nothing they can do since the property of Sunset Harbour is in Texas. It was suggested we send a complaint to Texas as well which we have done. It was also suggested we make a small claims against them in Texas and/or seek legal advice. So much for that.

BJ, Thank you for calling me tonight. I will call BOA tomorrow to verify that the refunds have been posted. I greatly appreciate your help trying to fix the mess that Pat Thompson and Hughes Dewailly got us into. I'll let you know what I find out.

I do not know why boobier list AG's that are working with this case. Alabama (AL) Arizona (AZ) California (CA) Florida (FL) Georgia (GA) Illinois (IL) Indiana (IN) Iowa (IA) Kentucky (KY) Maine (ME) Michigan (MI) Minnesota (MN) Missouri (MO) Montana (MT) Nevada (NV) Ohio (OH) Pennsylvania (PA) South Carolina (SC) Tennessee (TN) Texas (TX) Virginia (VA) Wisconsin (WI) when Nevada has told me they can not and will not do anything-Wisconsin is not working on the case per Shannon Morgan who does not work for AG- Illinois and Indiana are not working on this-and also Ch. 13 is not doing anything and now sandrap250 states Georgia can not do anything. As I asked before why would they tell people that have been scammed that they can not help but boobier claims they talk to him and tell him things then ask him not say anything to anyone else. Unless he has an in with the AG they would have no idea if he in fact could be BJ.

I have yet to see what vested interest you have by volunteering so much of your time towards this cause?
I am guessing that you are a disgruntled employee who is just trying to piss people off.

Marty from Channel 13 Action News in Las Vegas talked to me a few days ago. He told me that there's nothing the Nevada AG can do unless the actual scamming took place in Nevada & that Ch13 is not investigating. He AGAIN suggested everyone file complaints to the AGs in their states. I phoned the Nevada AG anyway. They referred me to the Real Estate Division & when I talked to them, they weren't interested in logging a complaint because the scam happened in a different state & the condo is also located in a different state. I'm sure the con-artists are well aware of this. Anyway, they referred me to the FTC Consumer Response line at 1-877-382-4357 or FTC.gov. I did file a complaint with them against Sunset Harbor Resorts today. The complaints are filed under the telephone numbers, so I used the ph # that showed up on the credit card statement. I'm planning to call back tomorrow to file another complaint against Point Rental Liquidators using their phone number. They said that they use the data to look for patterns and groupings and to determine where more investigation needs to occur. If you haven't already filed with them, please do it now. This is a FEDERAL agency, so the state doesn't matter. I'd love for them to discover this "pattern" or "grouping"

No, Sunset Harbor Resorts never did voluntarily refund the money to my parents. No, BJ Cooke did not manage to convince them to refund either. I did manage to get BofA to finally credit the full amounts and issue refund checks to my parents, but it took 10 months and LOTS of phone calls and paperwork. I am so thankful to the helpful posters here on RedWeek.com's discussion forums!!! $9500 worth!

I hope everyone will file with the FTC like Tina suggests. This is the answer to the problem. Since each AG won't go after them go to the federal agency. They travel to different states to avoid building up complaints in just one state so use the FTC. Again the phone number to lodge your complaint is 1-877-382-4357.
All victims please contact them as soon as possible so they can get enough complaints to start an investigation. Send them the link to this thread so they can see how big this scam is.

Thanks donp196 & jayjay: The FTC is a GREAT way to bring this to a end, but it really needs for as many people to file as quick as possible to have it work. I will try to get as much info on this and try to get more info to help. It is time to focus on just the facts and good info so all of us can help each other. Lets all just worry about the facts that will bring these guys down. jayjay, do you know the address and date that the Florida AG and the FTC will be holding the press conference?

Did you actually talk to BJ Cooke? Did he spend any time with you and seem genuine or do you think he's just as bad as all of the rest them? From all you did in work did you feel the actual broker of the inventory tried everything they could to help you or did it seem like the actual merchant account holder (the resort) were the ones that got your money you fought so hard for to get back. We got some of ours back but only because we used Amex. BJ actually helped me write the letters. We did $6000 on our Amex and $3250 on our MC and never got the $3250 back. And we never got a deed (which we don't want) and still can't get our money back. We now have been dealing with the Texas Real Estate Commission and they said there is a pending investigation of the deeding practices of William Mitchell who owns Sunset Harbor and Fisherman's cove. I don't think they'll do anything. As upset as we are I guess we should he happy we got the majority back. Anyone else speak with TREC? Did you Tina? Any advice if its been over a year? How is the owner of the resorts name not on here more. He's the one with money right? UGH

There was a story in the Orlando Setinel this morning that says the FTC is going after timeshare scams seriously. They started a unit just for that purpose. They are going after resale companies big time.
This is our opportunity to get the ball rolling. Everyone who has been scammed report it to the FTC at 1-877-382-4357 as soon as possible and include information about this thread at Redweek. If you want to get these scammers this is your chance . Don't put it off. Call today if you want results. Talking about it won't get them busted filing a complaint will.
