anyone been to this resort?

We bought into the Coco Sunset vacation club (which they call Fractional Ownership) and also spend an additional $800 or so with Executive Properties to have our unit rented out. We bought this in 2007 and to date have not received a single check. We have not gone back to use what we apparently paid for ($10,000) and it seems it is cheaper to rent out the 2 bedroom condo from HSI or Ebay than from using our deal. Sorry to say this was a complete waste of money. If anyone has had a good experience I would be happy to learn about it. I have not tried using Interval International - but perhaps we could trade this for a week somewhere else. ? If anyone knows about how to sell this vacation club package I would be happy to know. Thanks.

You may add our name to this list. We have spoken with an attorney and also are contacting State Attorney General's office in our state. So far we have not received any payments from Executive Properties for the rental of our units OR the selling of our timeshare. Meanwhile we continue to pay the maintenance fees on our timeshare and aren't even able to use it. Executive Properties needs to be taken down, they are taking in a whole lot of money and not paying out anything that we can tell. If anyone would like to share their situation or outcomes we would be more than willing to listen. I think if we join forces we may stand a better chance of recouping some of our money. Is there anyone interested in doing this?

I would be interested but exactly what would that entail? I recently called Executive Properties "customer service" and the lady that answered said that I should email customer service. When I asked "aren't you customer service", she asked if knew my sales rep's name (Todd). So she put me on hold and then said that he's probably on travel and that I should just send an email. So I sent an email a few days ago trying to find out the status of my weeks being rented since it has been 2 1/2 years (half the time on my contract) and I have not received any payments and no updates. I still have not received a reply. I have also inquired about getting my money back and they have given me an address to write to. I would be interested in being part of a group to resolve this but not sure how that would work. I'm not really willing to hire a lawyer and sink more money into this. I would just assume cut my losses and learn an expensive lesson. But depending on the options, I would like to be involved.

Yes, I agree. We would definitely like to do something about Executive Properties and would be interested in joining forces. However, we cannot put more money in this than we already have. We paid over $10,000 for Coco Sunset and $800 plus for Executive Properties. We have not received anything in return. Does anyone know how to sell or rent the Coco Sunset membership?

Sounds like there's ample justification for a class action suit against Executive Properties. In addition to our investment, we should also attempt to recover legal fees in a settlement. We must not allow this bogus company to abscond with our money.

Hello friends

I have just got back from Playa Coco with my wife, and I gotta tell you, Idaho doesn't seem as pretty after that! While a lot of things don't make no sense in the country as a whole, I do believe Costa Rica is a nice little place where you can relax and enjoy the small things in life. The timeshare experience is very similar everywhere you go, you get put in an office/conference room to discuss business, I do enjoy a sit down to discuss vacations, coming from a sales background I know that if you listen carefully you can get to enjoy lots of privileges that translate into good savings for your pocket - most times- In the past we traveled to Orlando, Fla, where our weeks are in an all inclusive resort, but having our own kitchen and being able to pick out fresh produce and fish for dinner has made it all the more enjoyable, you get the chance to taste the local flavors. We can't wait to go back to Costa Rica!

Interval International has getaway weeks available for $437 (1BR) AND $537 (2BR) and that includes a free getaway week. With prices like that it will be hard to rent any of your weeks out. I feel for all of you who believed the lies of the sales people. It is not just at Coco, it's throughout Mexico and in the US as well. Unless it is in writing, it never really exists. The latest dupe is telling everyone that they can rent it out and MAKE YOU MONEY. If was such a money maker, why wouldn't they finance it, not sell you the units and keep all those massive rent profits to themselves???

If it sounds too good to be true, it probably is.

My husband and I went to Guanacaste for vacation and visited coco sunset beach where we also purchased the timeshare in condos and we have had nothing but problems. They have taken money out of my acct. twice on two separate occassions. I paid the $800 for them to rent it out and I have never recieved a check from them. Please check your bank accts often to make sure they are not skimming extra payments. Trying to get in touch with someone is a joke. It is a beautiful place but I would not recommend purchasing a timeshare from them.

When we bought at Coco Sunset in Nov '09 we were told many of the same things as you on this forum. No doubt Coco sales mgr knew EP would not sell other timeshares (especially for quoted prices!) nor would be likely to rent units (especially at inflated prices!). We did check BBB and at the time EP was B+ (they are now D+). So, that's one important thing for everyone on this forum to do: contact the BBB of central texas. Also, contact Karlas52 at the email address she gave, and see if we collectively can get either EP or Coco Sunset to do something...

We are in Playa del Coco right now and I want you to know that HSI is alive and well. (The name "Coco Sunset Vacation Club", I believe has been changed.)

We were put through what should have been a 90 minute presentation and lunch but it turned into a three hour sales pitch--lunch included.

I smelled a rat when we were given scratch cards on the street and were told we won either a luxury car rental for one week, a vacation destination, or a return flight to Costa Rica.

Those people are pond scum. We saw two couples signing up while we were there.

It's been a year since we forked out too much money. It's clearly as scam but what are our options. We have contacted a Costa Rican Law firm. Are we talking Class Action? Please contact me. Maybe a group has much more pull than individual buyers.
