Wyndham's new "Ovation" program offers exit solutions for their owners... interested?
Understandably, no developer will ever consider a "deedback" unless they are comfortable and certain that there are no issues potentially "muddying up" a straightforward title transfer back to them via a simple quit claim deed. This understandable position is why they slam the "deedback" door shut if / when there is any hint of any involvement of a (so-called) "exit company" or other third party (including an attorney). They are simply not going to spend a single moment of time or effort dealing with anything except a clean, paid up "deedback" directly by the owner of record, with no other parties involved.
I suggest being persistent with Wyndham. Specifically, try to reach someone "higher up the food chain" than whoever you initially spoke to. An obsolete entry in your owner record with info that is no longer accurate or relevant should not preclude participation in Ovations. You now need to make it crystal clear that there is no longer any attorney or (so-called) "exit company" involved in any way. Even more specifically, I recommend overtly offering to submit a sworn and signed affidavit clearly (and only if truthfully) stating that you are not currently associated in any way with any attorney or (so-called) exit company. Once you very clearly convince Wyndham of this fact, Ovations should then be smooth sailing, but because of that former attorney letter, they are understandably wary and the burden is now on YOU to (clearly and truthfully) convince them that this would now (unlike previously) be a very clean, uncomplicated, straightforward "deedback" directly from the owner (you) back to Wyndham via a simple quit claim deed.

Apparently, I don’t qualify for ovation bc I still owe 7,000 on my ownership with 62.00/ mo maintenance nor can they resale bc they say I have not enough equity. I just want out completely. I don’t want money I just want OUT!!! This is certainly not what I’d of chosen to leave for my kids if I’d have known. That said, if I can’t deed back or.......I’m looking at bankruptcy!

Obviously I do not know your financial situation, but, here is an idea. Talk to Wyndham's Ovation people. Ask them if everything is paid off and maintenance fees are up to date, can they proceed with you exiting the program. If the answer is yes, then borrow from your bank or take out a home equity loan and pay the thing off. Pay back the loan with the money you would be using to pay those monthly fees. Right now interest on loans are at such a low level, it's a good time. Another alternative to use is if you have a stockbroker talk that person about borrowing against your investments. When you talk to Ovation make sure you have a name and date of your conversation. I did and negotiated a deal where I actually sold back my deed through a real estate company recommended by them.

Don't trust Wyndham any further than you can throw them. If "yes," meaning "Yes, we WILL do that," get it in writing, on real paper, notarized.

We are Shell Vacation Club owners and recently went to a Wyndham presentation while in Hawaii. We were told that Wyndham now owns Shell Vacation Club is that true? If so can we use their Ovation program we have been trying to get out of our Shell Vacation Club for years. We have had it for about 20 years and are not traveling as much anymore. Our timeshare is has been paid off for years and our maintenance fees are up to date.

No one on this forum is a legal authority with respect the Ovations program. Go to the Wyndham Ovations web page at https://www.myclubwyndham.com/mycw/happening/news/ovation-by-wyndham.page? Read everything there, then call 866-294-4194 and ask the Ovations specialists. YOU NEED TO DISCUSS THIS WITH WYNDHAM, THEIR ANSWER IS THE ONLY ONE THAT CARRIES ANY WEIGHT FOR YOU. When I started the Ovations process, the person at this number was knowledgeable, informative, and unbiased, based on our successful results. The most important point is that the people at that number are NOT salepersons. You will get straight info, I did and we deeded back within 40 days.

Fwiw, in the recent past Wyndham relabeled their "Ovations" program to now be called "Certified Exit" instead.
Whether or not there are any significant changes in Wyndham's policy or practices regarding "deedbacks" associated with the new program name, I don't claim to know (or care). I am merely pointing out that "Ovations" is now essentially an obsolete name for Wyndham's "deedback" program, now evidently called "Certified Exit".

People who wrote the "exit solutions" piece for Wyndham had to have been playing Razzle Dazzle from "Chicago" in the background. Click or cut-and-paste the music and then bring up and read the Wyndham announcement. Links are below.
Note especially this paragraph: "Timeshare exit has historically been a source of confusion for some owners who have turned to third party exit companies for help. Based on the new link to the currently named Certified Exit Backed by Wyndham, I found this paragraph stating that Shell Vacation Club is included, which should give you some encouragement to contact the Certified Exit team:
"Certified Exit is available for owners in the family of Wyndham Vacation Clubs, including Club Wyndham, WorldMark by Wyndham, Margaritaville Vacation Club, and Shell Vacations Club."

Covid 19 has taken away many things, including one of the 3 years of of use of the Wyndham Resorts. We lost those weeks when Covid prevented us from travelling from Hawaii to make use of the 3 years that we got from turning in our resort purchase in the Ovations program. They would not give us an extension on using the points for the year 2020 even though traveling was very difficult from Hawaii. Even to go to another island didn't make sense as all the restaurants and tourist sites were closed. This is leaving a bad taste in my mouth for Wyndham. They said that only because of extenuating circumstances would they give an exception...I cannot think of a more extenuating circumstance than Covid...except for death.

So grind 'em down.
Call, write snail mail, and email -- to Wyndham Resort management, to press contacts on their business web site, to hospitality industry web sites, to investment sites that rate Wyndham stock, and newspapers (start with Wall Street Journal, Forbes, Fortune, etc. and move on to Gannett's USA Today and others).
Send just short notes. Boil it all down to as few blunt words as possible. Nobody reads paragraphs longer than 1 or 2 lines.
And resend the notes, emails, every week. Makes the calls every week, too. Don't stop.
Is it worth your time? Well, how much do you value what they're taking from you?
And how mad are you? Is that all? Well, get MADDER!

January 2021 I phoned Ovation and essentially gave back at no charge and no payment to me of about 130,000 points to Wyndham. All fees had to be up to date and the process took about three months. I did finally receive a letter saying that I no longer "owned" that property. 1-800-251-8736 was the phone number I called re Ovation.
I have another Wyndham ownership w over 1 m points (various buy ups because I was told that once Wyndham points got above 1 m, Wyndham would buy back the property whenever you wanted to sell it - THAT WAS A HUGE WYNDHAM LIE) that I have stopped paying fees on years ago. I keep receiving the bills. Wish there was a way to get Wyndham to take back that property.
