I checked out the assessment watch website you mentioned. Ironically when you select "Club Land 'Or" it comes up with a message that says "no found records." I'm befuddled that there is so little regulation out there that enables businesses such as CLO to continue operating including selling new bogus contracts even today in spite of all the evidence and information available about the corruption, court cases, etc.

charlesb304 - I don't think assessments are supposed to cover union dues and government taxes - everyone should read their contract. You should try to get that in writing from Club Land'Or - at the very least document the date, time and person who gave you that info. We all know they are behind on paying all that is due to the employees.

Are you talking about the questionaire that was signed when you read through the Lease Agreement? I believe this is the section you are talking about" Part F. Your Club Land'or Lease Agreement exempts you from payment of real estate taxes, maid services, and utilities; however, hotel taxes (6% of the total Lease Agreement price, prorated on a weekly basis), Special Assessments levied by the Bahamian Government (presently does not exceed $2.00 per night per person), airport departure departure taxes and food and beverage gratuities are your responsibiity. Note: We all signed, including Club Land'or with the time and date. Our contract started June 24, 1987.

Wow!!! Just spent over an hour reading through this thread and had to respond to this post. I found this thread while googling trying to find out why I can no longer book Club Land'or through RCI. I did so previously in 2010 and loved it! LOVED IT!!! Old unit and all. Much more than when I stay in the unit I own at Harborside. Now I can understand why owners would be fed up with special assessments and rising fees. I bought my Harborside unit resale 10 years ago and the fees have risen 20% annually and the units aren't getting any better. I can see that in 10 more years it won't be worth it to me to pay. Fine. Timeshares aren't investments. They are ways to minimize vacation expenses. Ugh...I'm off track. I'm replying to the comment about fake reviews. In 2010 I left a glowing 5-star review Older building...best staff...most fun and it wasn't fake. I will be at Harborside in April and plan on visiting Club Land'or. If it is as it was on my last visit (to Harborside) in 2012 I'll gladly trade my Harborside for a Club Land'or.

How nice to hear from another "terri" and another 'not fake' review. I took great offense being accused of lying or being an employee.
I have heard about the fees at the fancier Harborside...ouch..and the fact that they don't offer all the free and or frequent services Land'or does. I have looked at many timeshares and 'right to use ' places on the internet and seems they all have ever rising fees. Its the industry and not individual resorts that are gouging owners and there are many in worse condition that Land'or has ever been. I have a very good friend in Florida who is in real estate and asked her to check out a few places in person for us for a possible exchange so we could spend time with her family. She was horrified at some of them and has spent time with us at Land'or and said even before the renovation started its much nicer than many she saw.

Hello, I'm new to the forum. Wife and I went to Bahamas for Vac in Sept 2013 and got sucker to buying the timeshare at Club Land'or. Now we realize that they want all these assessment fees which they didn't tell us about during the orientation but I guess it our fault for not reading. We paid off the unit in FULL the same day because they some how convince us about about the interest rate is high and that we will be paying a lot of interest yada yada yada bs. We got hook on their scam and paid in full. Now they want us to paid for the assessment fees for 2014 which we haven't paid yet. From reading some of the post here. Look like I won't be paying anymore. Our question is, How can we get out of this contract and well we be able to some of our money back or its all gone?. Any help would be gladly appreciated.

Note: Club Land'or charges $25.00 per day per person for maid service and utilities. The 2013 Maintenance fee was $1414.42 and $719 for Special Assessment. The Special Assessment for 2014 is $2200 and the Maintenance fee will be $1527.57. Also, you better find out what free services are available. The Paradise Island Beach Club is far superior to Club Land'or. There are no Special Assessment fees and the annual maintenance fee is $1275. In addition, West Wind II is very nice; it's across the street from the new Chinese Hotel/Casino.

Eleanora, To clarify..the daily resort rate is no longer $25 for owners. Its been $12.50 for years and the remainder is billed as an energy surcharge billed with the mtce fees. This has been a point of contention because if you are not at the resort why would you pay the surcharge. I have never seen or been told that maid service or utility costs are included in the daily resort fee. Can anyone show in writing what is included? I think I have it in a letter and will look. Not everyone who stays there gets daily maid service.
Many timeshares charge separately for trash pickup/maid service and other amenities.
Are you aware that Land'or owners have a wide range of mtce fees and assessments? Depends on when you bought, if you have single or double week package and other factors. I have owned since 1982 and have had single and double week packages and no where near the mtce fees you quoted.
Good to know that the P.I. Beach club and West Wind are nice. Toured West Wind ll when it new but preferred to be on P. Island . We have only owned at one resort and never plan to buy again. P. I. used to have other timeshares/right to use resorts until Atlantis swallowed up everything including Club Med which had the best buffet on the planet. Give me back the good ole pre 'Vegas' P.I. any day.

I am happy to say that I'm getting active for clublandor. I have asked flex/plus to find any timeshare in Orlando/Vegas to no avail. I am retired and fly free as I retired from an airline. Anyway I called the BBB in Richmond today to check on their rating. I was surprised that it got a B rating. They have had at least 47 complaints, (is that another surprise). The telephone number is 1-434-971-3707. They gave me the web site: WWW.Richmond.BBB.org. Action is the key to happiness and I am tired of bending over for Club Ripoff.

Charles-there is a very nice older but newly renovated timeshare near Orlando in Cocoa Beach on A1A that we got thru Flex Plus. It was our very first exchange and went very smoothly. The C&D buildings are the ones to get in and above the second floor for a great view. They are right on the ocean and beautifully decorated with an outstanding kitchen/supplies. Check out Ocean Landings on the web to see what they have on the property. Close to Disney, Universal and Kennedy and everything else you could want /need is right on A1A. We spent two weeks there and just loved it. We are retired too and Cocoa Beach is a very laid back area.

I also have owned at Harborside for 10 yrs and also got caught into the lies and purchased at Club Land Or many yrs ago. I stayed at Club Land or last year. I also visited Harborside and checked out the rooms and pool/restaurant area. Harborside is in great condition with modern rooms and accessories and fully stocked dishes, etc. Everything was very clean and nice. Club Land or on the other hand was the exact opposite. There is 2 sets of washers and dryers - 1 completely rusted out and a big sign saying "out of order". The other set rusted and barely working. When I went to use it, a large cockroach came running out - scared me big time. I also saw a large cockroach near their pool and many baby cockroaches in my room. People are more friendly there, but very sad with what the Virgina owners are doing to them. (ex: not paying them for work done). There is mold in the room and on the curtains. We saw several rooms there and there were not updated as promised. I could go on and on in detail, but won't at this time. If anyone wants anymore details, let me know. I have many pictures to prove what I am saying. What they use the maintenance fees and special assessments fees on in not visible at the resort. It just breaks my heart because it could have been a win-win for everyone if the Holts would have used the money collected from the leesee's. You also have to remember that Harborside is a deeded property where we are part owners and responsible for paying for more than what you would in a hotel. Club Land or presents itself as selling time in a hotel not as an owner. Therefore, Harborside fees should be more, but Club Land or fees are by far more for me. Summary - It is just plain sick what is happening and very sad!

Well, I was just at Club Land or in November 20-25, 2013 less than two months ago and the repairs were not done. The news letters from October 2012 states "These villa's are under construction and will be available within the next 45 days" WHAT! The entire bottom floor of one side of the building was torn apart. I did not see any workers that week. This was ONE YEAR LATER? There is one unit finished, but it looked more like a sales office furnished with chairs and tables. Eleanor is correct. This property has outrageous assessments. . The assessments are as follows: 2011..$499.00, 2012... $799.00, 2013... $1,540.00, 2014...$2,200. It may appear that the poor Club Land'or tenants are paying for the renovations.
