Its true that this forum is just for Club Land'Or but if you Google you may find one for Col. Crossings (CC). Since they are a deeded timeshare unlike Land'Or that is a 'right to use' by contract you actually own and may have alternatives. Not sure of the status of the group that has been established with Mr Sadler (attorney) but I still see his name a lot. I know he charges a fee to join the group.

My husband and I each received that exact same letter dated same as yours but with different amount owed. I have left messages every day for that lawyer but no call back.How odd that a law office ONLY has an answering machine. When I first got the letter I called the billing dept at CC and shared my situation with the lady that answered and she told me I needed to call the lawyer and he would definitely call me back.

The irony with us is that we have not owned at CC since 2006 and never missed a maintenance fee payment in the one year and two months we owned there. We did not finance our purchase. The letter talks about a lien we are already supposed to know about that has been filed in court? Did you receive anything about that before getting this letter? I never received earlier correspondence from them nor a phone call. There is no filing on record against us in York County civil court. In our case how can they foreclose on something we don't own? I am not sure that Land'Or International has anything to do with CC anymore. There is no mention of it on their corporate website. I plan to escalate with CC if I don't hear back from the lawyer today.

Do you guys have any advice at all? I am currently dealing with child support and child custody court with two corrupt judges over my 2 year old son that is being alienated by his sorry excuse of a mother who beats him and this really puts a big grin on my face to sarcastically say.

P.P.S I should probably point out it says I only owe $413, but I have not paid anything probably since February~ of 2012, and my payments were supposed to be around $150/month plus those stupid quarterly dues they force. Makes me wonder what they are trying to scam now.

I see they have now edited their website to take out the disney imagineers made underground water park they bragged so big about developing. This is probably one of the dirtiest companies I have had the pleasure of dealing with in my entire life.

Wanted to update and let you know that Land'Or International and Col Crossings are no longer connected. CC called me yesterday after more calls to the lawyer and an email . They had investigated and explained that the background behind the letter to us was a missing re-conveyance of our CC deed back to them in 2006. It is being taken care of. Can someone give me an update on court hearings regarding CLO and resort owners? We have been members since 1998 and desperately want to get out of the contract. The maintenance fee has gone up to a ridiculous amount and we have been charged with frequent and very high assessment fees. We have tried to sell it and we have tried to give it away, but cannot even do that. Now we cannot even exchange it with RCI. We called CLO and can't even get past the person that answers the phone. We have paid all of our fees but this puts a hardship on us. I read the Bahamian newspaper and it said there was nearly 100 cases of disgruntled owners going to court, beginning last summer. Just wondering if anyone knows about this and results?

All you people who keep complaining need to go back to the first page of this forum and start reading - and then quit paying ! There are at least 15 cases a week in the Virginia Beach court involving Land'Or and maybe more in Henrico County court. When I went to court, of 15 cases, only 4 of us showed up. The rest were scared and paid I guess. I had a 2" thick folder of documentation, including a Bahemian weather report showing that a hurricane never hit there as they claimed and charged an assessment for, and was ready to shoot bear. They ended up not going to trial, even though I wanted to, and settled for a fraction of what they said I owed. They also said I owed less than should have been. If they say you owe $300 or so tell them you will pay that if they release you from your contract and get it in writing. That would be cheap if they let you out. By the way, the courts are tired of the Land'Or suits too.

Oh, I forgot to mention that you can go to the Virginia Beach and Henrico court sites and look at all of the cases and outcomes. Mostly Land'Or was plaintiff but a few they were defendant ( hoorah to those who were proactive).

Hi, We just had to go yo court because they are suing us for not paying those ridiculous fees.. However, we read in our contract that they cannot charge for certain fees but every so many years. They violated that . Also they said we didn't pay anything when we did. I asked for a correct and detailed accounting ledger of our account. They sent one that showed no payments. I told them I wasn't paying until they credited my account with my payments and quite charging us for illegal assessments. We would like to know if their is an attorney handling these cases. We would like to counter sue for all of their harassments too. Late night and early morning , at work phone calls when they were told not to call anymore 20 times a day.

Who was the attorney you hired?

The staff or sales people hustled us into buying over free dinner and drinks. Free Nothing. i paid 10000. up front and they milk us for yearly dues and special assessments and maintenence> that place is the Bates Motel.They havent updated ANYTHING. they have no amenities except a small pool and lame coctail time. the rooms are ancient and if u try to trade within their club its non existent> help me get out or make them buy them back.

I also retired and am tire of all the special assessments like the one i just received for $2199.96 due by 12/15. on top of a maintenance charge for 2014 of $1339.86.Has anyone had any luck getting out of their agreement.I've been an owner for 17 years.

My husband and I have been in Club Land 'Or scam since 9/09. We went to presentation on our honeymoon and we were sucked in by their great tactics and then we became overwhelmed in the 1st month with fees. The following year came the assessment after assessment. We have been paying these outrageous fees and we have not even taken a trip to the Bahamas yet.

I will would like a copy of the questionnaire survey concerning special assessments since we just received yet another bill for $1254.00 due on 12/15, or we can spread payments over 12 months.

Someone, anyone, please include us in the info to get out of this nightmare! We are so desperate to get out of this mess and soon.
