Marriott Vacation Club point system

Mar 22, 2014

Update on my message of yesterday - I think my speculation was wrong.

I talked to Marriott today and they advise that the owned week inventory is maintained separately for reservation purposes. Thus, it does not appear that point owners are able to encroach on the reservation prospects of week owner inventory. This changes, however, if a week is exchanged for Vacation Club points as the week then becomes available to point users. This sounds fair to me.

can vacation club points be purchased directly from a current point owner?

Yes, but Marriott has right of first refusal.

Trust points can be bought resale. If an owner paid to join as a legacy week owner those points won't transfer with a resale.

Not only does Marriott have ROFR they also have a lot of junk fees (transfer, education, etc) to allow you to use the points in their system. Depending on the number of points you buy, the transfer and other fees can add $2500-$4500 or even more to the price the seller gets.

What if an owner in the Destination Club (deeded) wanted to sell can that deed be transferred to the new owner?

If you own a legacy week that has been enrolled in the destination club, then the underlying deed could be transferred but the ability to enroll it into the destination club and convert to points is lost upon transfer or resale.

I am THRILLED to have found this forum last night! Until yesterday, I thought I was the ONLY owner unhappy with DC points program. I need HELP! I believed all the hype when I bought A LOT of points 3 years ago. ( I based it on the 20 years of trusted excellent service I experienced owning a time share at the Custom House in Boston). The "intricacies" of the DC points program has really destroyed that valued, respected relationship. Now I just want to sell it! ( Today, on Ebay there are @ 50 Marriott properties available for sale for nothing ----$20. was a high bid!) . You smart people informed me that points can be sold too! That will be my next step! Now that I know WHAT I can/want to do..... HOW DO I DO IT????? I REALLY appreciate any advice!

Hi, I'll take a stab at responding. Yes, you can sell weeks and DC points. There are a number of places to do so. Please remember that Marriott generally has the Right of First Refusal; in addition, Marriott's Resale operation sometimes will either directly buy back weeks or act as broker for you. This is well established for weeks, less so for DC points. If I had one recommendation, it would be to relax...look at your options, and don't panic. Before selling, you could also rent out your weeks and points too. Cheers.

GARY, you are my new BFF! Marriott Resale Dept is not interested. I asked what if I just stopped paying ( I owe no $ except for maintenance fees due next Jan'15) and was told my Rewards Points ( from credit card, etc) would be frozen for about to 1-2 years until foreclosure (?) process was resolved. So, that is NOT an option. I'm searching other options. How do I find a reputable broker? I love/loved my Legacy Week. It's the DC points system that is very unpleasant. The "holding account" for DC points (if you have to cancel a trip, you have to wait to use those points to reserve within 60 days of new date or lose them at the end of the year) is particularly offensive and NOT Owner friendly. Can you IMAGINE how many leftover points Marriott accumulates EVERY year from owners? Renting week/points isn't an option. For me, selling at a loss seems a reality and inevitable. All advice/websites/info is greatly appreciated!!! Thx!

Catherine, I suggest you take a look at the Marriott forum on Tug2.net (timeshare users group). They may be able to help you use your points better (more easily) or to rent them out until you can find a buyer. As for the holding account isn't that when you cancel with less than 60 days till your stay. It isn't that different from how Interval relegates you to flexchange exchanges if you cancel less than 59 days from your check in.

Thank you Tracey! I will do that. People at Tug2.net are very helpful with their time and advice. This all brand new to me. You may be right about the "holding account". I've never had to cancel before ever in my life so I guess I 've been fortunate.

What troubles me most about the DC points is......my Legacy week always gets me week. For the SAME amount of $$ I spent to buy points, I get 4 nights at the same resort for the same time period (Newport Beach VillasCA , for example) .

Thanks to all for suggestions! Life is full of lessons to be learned!

Marriott Vacation Club is being sued in a proposed class action suit by weeks owners. A person named Salvatore Desantis of New Jersey is suing for loss of value when Marriott switched to the point system. The lawsuit is in Federal Court in Orlando Florida before Judge Gregory A. Presnell. It was reported in the Orlando Sentinel.

I'll be interested to understand how the new points system supposedly impacted the value of Marriott timeshares. Haven't timeshares always taken a substantial hit in value the minute after they were purchased?

From what I've observed, Marriott timeshares, good seasons and locations, sell for no more than 25% of the original cost, even Newport. Does anyone remember it ever being any better than this?

call and complain to the main office. they are getting many complaints and will probably help you. They are trying to keep the complaints quiet.

I paid 21K and just sold for 5K. Plan on taking a loss.

Sharon E.

No that is what you get. 25% of what you paid to Marriott. It's a joke. The only winners are Marriott. The only exception is Aruba.

So, the best option is to buy great weeks in the aftermarket at 25% of the original sales price. Forget the points program, you don't need it. You still have all of the original plan options.

So, you can't trade your weeks for an expensive elephant ride (the points system) but you can rent out your weeks and buy the elephant :)

DonP do you have any additional information about the lawsuit? I can't even use my MVC points. There is nothing available whenever I want to go. They know there is a problem. They are trying to keep in quiet.

That is all the information provided so far by the Orlando Sentinal. You can google the information provided and hopefully find out more.

Catherine I had the situation happen to me and I carried on at the main office and got them reserved. You need to make a fuss. They do not want the bad publicity. I got me points reserved so I could use them this year to go somewhere else. Then I"m out of the DC club poimts system and never to use them again. You can also trade them at interval for any of their locations as well as some Ritz Calton hotels. You need to speak to an advisor as they hotels change. I think Marriott is aware of the problems and is trying to keep in low key as not to PO too may o their owners.
