Yes you are correct....stating it much more clearly than I did. And yes we are still paying. I still get good exchanges. Do not want to give them any money up front as I really believe they are up to something. Either rci will drop them or they will sell out. I wish Something would happen! Many of these older resorts are biting the dust.

Kookie - Have you tried to exchange your weeks this year? They cannot be deposited with RCI or II and Land'Or has been removed from the Armed Forces travel site. I believe the only way to exchange at this time is through Club Land'Or's Flex Plan - which is again, more money to them and has limited availability of exchange locations. In talking with others, some have been pleased and others displeased with exchanges. I don't know how RCI determines the exchanges that can be made for those with Land'Or memberships; however, I have had less than satisfactory experience - the last place I reserved for my brother and family who came to town for a graduation was truly an embarrassment. The shower curtain had mold on it. There was one burner in the "kitchen" area which consisted of a stove top in a walkway to the bedroom and the burner didn't work. This wasn't a last minute exchange, because I requested it about 8 months in advance - supposedly to be able for a chance of getting a better location! Another place in FL was only sightly better. Only one good exchange for my parents to Myrtle Beach but that was quite a few years ago and was in FEB (definitely off season). I have been on at least five trips with friends who have memberships with other organizations and exchanged locations - the accommodations were 100% better than my experience with Land'Or exchanges!

I have heard unpleasant experience stories about RCI exchange resorts. Two years ago we were looking to exchange to Florida so we could drive and I picked a few places in RCI that were fairly close to dear friends down there and they looked fine in the directory. Older and not fancy but that was ok with us. She is in real estate and in her travels she went to the ones I chose and nosed around and said only one was acceptable.

Land'or has tremendously expanded their exchange network. The same resorts appear in multiple exchange networks. I am sure RCI charges a resort to handle exchanges so why not do their own. Seems to me that would keep costs down and help the corporation and the membership. RCI referred a friend of mine to Flex Plus via a special 800 number to exchange their Land'or weeks and everything went well.

Shannon, are you seriously saying that Land'or told you they don't know anything about any cost freezing? You really need to check your facts by reading more of this forum.

"Are you sure we are talking about the same resort? Landor doesnt know anything about freezing costs......just inflating them. Besides who would want to use the old run down resort anyways. If its worth so much then why couldnt they sell it for the much less that they were asking? "

As I noted my first time on here, I googled the resort and saw Redweek and decided to get other owners’ thoughts on the charter member offer. I was “curious” to see if others had tried this. KT72, thanks for being courteous. Others just sound catty. After the reaction I got on here as a fellow owner, I’ve done some research. And the facts are, Land’or has over 30 years of uninterrupted service with thousands of owners coast to coast in multiple resorts, a corporate service center in Virginia is always open except Sundays, and along with their online services provide far more services and benefits than other companies do. According to a recent article in the Development magazine from ARDA, there’s hardly a resort out there that hasn’t had assessments and fee increases back to back through this recession (read it for yourself). One of the Holts caught RCI renting our weeks and keeping the money. Yay for them. Now they’ve given us 11 different exchange companies to work with. And one of them, Platinum, will rent our weeks for a commissionable fee and send us the money. Go to Land’or’s corporate website to see it yourself on the member alert page. And according the the RCI website, Club Land’or holds a 3.1 overall rating with their members, equal to their own Wyndham resort on Cable Beach and higher than some 30 other resorts scattered throughout the Caribbean, all in RCI. (By the way, if you read your letter, Land’or withdrew from RCI, not the other way around). In The Bahamas, Paradise Harbour Club just up the street has a 1.5 rating, Blue Water has a 2.6 rating and Xanadu Resort in Freeport, formerly owned by Land’or , has a 2.6. Every resort has people who are unhappy for whatever reason. (We looked at Bluewater a few years ago and it was a dump.) Land'or's restaurant The Blue Lagoon has the highest ratings of any restaurant on Paradise Island. And talking about fees, look at Harborside next door to Club Land’or. Their dues are higher than ours and they have fees for everything, including picking your trash up...read it yourself. Land’or has its own exchange company. We’ve exchanged into Cypress Point through Flex Plus and it was nice. But more than that, I can call an 800 number and talk to a live person and get my questions answered. These other exchange organizations, I e-mail and wait for days to get a response. Met Ron Holt in Nassau. As I said before, he’s been there a lot. The resort looks good to us and the people we were there with. What I see here is, you want to pay for a hamburger and expect a steak. It’s not The Cove, but I didn’t pay $30,000 plus, either. So, we're happy overall with a tropical place just a 2 hour flight from Charlotte. I doubt I'll return to this forum though. It’s not beneficial and my original question was not answered.

I am in complete shock after reading the "rave reviews" of the piece of crap property known as Club Land'Or. We bought our timeshare in 1985 and we certainly had many happy experiences there from the original Rose Island to the sunday nite barbeques but that ship has long sailed. The Bahama property is so bad that we only pay our maintenance and assessments to maintain our credit status (we have a business so it not even something we can consider compromising) but we DO NOT AND WILL NOT use our property because we are embarrassed to take our friends or family there. Those postings about how great the Holts are, etc. are completely bogus. No one can possible think the condition of that property represents the amount of money we pay in maintenance and special assessments.

Only one question Mikej301. Have you enjoyed paying all of the new invented fees? I bought in 1987 and had ten great years there. You are either blind or a tool of the company.

To Mikej301 re: your msg on 6/15/12 - You certainly do have an opinion that differs from many - and that is your perogative and perspective (just like politics). For all the good publicity, there is also just as much negative factual information. If you are so happy and intend on continuing your travels to Club Land'Or, why were you interested in the buy-out offer or questioning others as to what it is all about? Many have been contacted with offers, but to date, I haven't heard of anyone who has come to a resolution as of yet on the buy-out price and actually signed. Hope you enjoy your vacations at Club Land'Or - if you meet anyone who wants to buy a Vacation Lease there so they can vacation there with you, I know lots of people willing to "sell" at a great price!

Actually, you may be one of the few left under the original lease which did not allow resort special assessments and maintenance fees were non-cumulative. This is a disadvantage to them compared to the newer leases that attempts to give them unlimited power to bill members whatever they want.

It sounds like the same offer I and some others received from Land'Or - pay your maintenance fees at the current rate for the remaining weeks left on your contract and then they say no more fees. That might be feasible if you only have 2 years left (but not so if your contract extends for 30 more years and not sensible if you have a long time left not knowing if Land'Or will be around another 30 years).

I agree with you 100%. I would love to have a class action suit filed against Land OR. They are a no more than a ponzi scheme. I have owned there for about 21 years. And you are right, you cannot get rid of the time share once you own it. I hate the whole deal. It's a dump.

Class actions are very difficult to assemble and usually result in only the lawyers making money. We have so many different types of claims that I do not think one is possible or (unfortunately) profitable enough for a lawyer. The best approach is to watch what works as each case goes forward and use that. I talk to Karen regularly and think she has a good chance. If she wins, CLO will fold whenever we file a similar suit.

I was talking with my attorney recently about another matter and landor came up in our conversation and I explained to him the horrible experience it was turning into with us. He looked at me and said..."just abandon it, dont give them one more dime since the assessments arent in your original agreement with landor." I thought that was an interesting thought.
