I am still coming Christine to support and than to celebrate your win. Please as many as can come and bring any of your records just in case. But I've learned all contracts may not be worded exactly alike.
I am asking lots of written questions about how the fees are allocated and also asked for proof. The responses have been like smoke and mirrors to me.

I am sorry that I will not be able to attend the trial (from Florida), but thanks to all of you who are supporting Christine. By the way, it is very smart to send certified, return receipt letters requesting the justification for various charges, particularly the latest "energy surcharge/holdover" fee. They are obvioulsy unrelated (two different years) so you are entitled to know how much each is separately and how they were computed.

Eric, Thanks for all your input, it has helped me to start asking questions. Was told by Land'or at signing fees would be prorated ( 72 units x 52 weeks). Land'or has denied this but has not provided how , what method is used to determine how the dollar amount for fees is billed.
Do you aor anyone else know? I thought the timeshare law in virginia addressed this as saying members we can have access to financial info.
Not sure if that is right or wrong. Anybody know for sure? and where is might be in the Code of Virginia?

Christine, I did get more 'special' assessments. Started searching for Land Or complaints, and I'm seeing plenty. I'm starting to prepare my complaints as well; and I may go the same route as you and just stop paying. WIsh I could be there to support you in your case. Not an attorney but think any dispute with a "business" needs to go in writing as to what you are disputing and why- what information is missing from the business and a solid reason for not paying. How was the amount derived? What portion of the total is being billed to me? etc.
Allief- we may see each other in court for at least one of the same reasons. I have lots of issues. I am going to the Monday Nov 14 court date at 11am in Henrico County, as I have shared with Christine.
Other Names to look at on the Web- Land'or Williamsburg, Land'or International, Club Land'or timeshares for sale. One notes as I recall a "Presidential Suite with 40 vacations, sleeps 5 and has 2, yes 2 bathrooms. That sounds like 2 suites turned into one. Price I think is $14,000, but look for yourself to be sure. Anybody else see this?
Also Land'or has, with the BBB, last time I looked, a B+ rating with under 40 complaints.

URGENT!!!! HEADS UP EVERYONE: A Facebook account is being set up for Club Land'or members, so we can communicate with each other better. We need to band together, the sooner the better. I and another blogger will be working on this. We need names, e-mail addresses etc. Remember, I am scheduled for court November 14 in Henrico District Court, Henrico, VA. Let's give Land'or Nassau something to reckon with!!!!!!!!!! Colonial Crossing Williamsburg owners did it and we can too!!!!! Sorry to disappoint many but BBB is a joke. They will tell you that their purpose is to negotiate an acceptable resolution of a complaint with a member. As you all know (and happened with me), that will never happen with Club Land'Or. As soon as Club Land'Or replied, even thought they did not address my objections to the new Energy Surcharge and Holdover Fee, BBB considered the mattter closed over my objection. Let's face it, they get their income from members and cannot afford to offend them.

I understand what you are saying about the response not being satisfactory. Another slant on this is the "reported" way the ratings for BBB is set.
The number of complaints is included for a BBB business rating. The resolution of a complaint is only part of the rating process. So while a complaint is closed without a postive outcome for the issue raised, the complaint itself is not erased from the rating. Anyway that is my understanding after reading the Virginia BBB web site. Take a look. B+ is lower than a A+ rating.

Hi Christine and good luck. I hope you won't be disappointed in court. I was - went prepared with a three inch file but judge heard none because Land Or sends a rep(mediator) for you to meet with. Then if you don't work out an agreement they will reschedule you for trial. When you get there and look at the docket you'll probably see many Land'Or on there but few show up. I posted my court experience in earlier postings. Likewise, to the person who asked about VAN timeshare law -- go back to earlier postings for info. It's a very weak law complicated by Land 'Or being located in Nassau.

By the way Christine, just for the info., while you are at the court why don't you go into the clerk of courts office and ask how many suits there have been involving Land'Or. How many they were plaintiff and how many they were defendant? My previous post should day VA law not VAN (sorry-fat fingers). You know that Land 'Or sales office is here in Virginia Beach - I've always thought about a picket of their office. I'll drive by and see if their office is still there.

FaceBook Group has been created: "Land Or Owners". Currently it is a closed group, meaning that an administrator must invite you to the group. You will need to have a FaceBook account. The group can easily be changed to "OPEN" or "Secret" as well, depending on what seems best, as we gain members. This may be a radical and potentially dangerous approach, but I believe that Club Land'Or is desperate for immediate cash (notice christino67 email allowing her out just to get three years of cash.
If everyone just stopped sending in their maintenance fees/special assessments/energy surcharge/holdover fees. This would deprive Land'Or of all of its income. Based on news articles, I do not think they could last long enough to bring suit against everyone to collect the money they need before bankruptcy.
