Well then, you must be a very busy man as most, if not all, timeshares in the Dominican Republic are a fraud because the timeshare companies do not actually own the resorts. They simply rent out rooms at the resort and call them timeshares. Unfortunately, consumers, mostly Americans and Canadians, own nothing but air. With the mandatory all inclusive options at all "timeshare" resorts in the DR, members pay the same or more as those who do not own a timeshare.
Moreover, the legal entity of the timeshares in the DR are questionable. The contracts state that the legal entity for the timeshare corporations are either in Mexico, or some offshore location, i.e. Panama. This is certainly true for Lifestyle Holiday Vacations, Secret Resorts and Bahia Principe, as I worked there for some time.
Besides, any American or foreigner who purchases a timeshare in the DR can simply walk away without any legal hassles. There is nothing that you can do outside of the DR - your jurisdiction.
I think that I must agree with the previous member, you must be a fraud. You should already know this.

There are two types of people on this site. Those that were scammed and are warning others or trying to help others get out of their contract. I posted earlier how I hired a lawyer and got out of my contract. The other type of individual on this site are trolls hired by Royal Holiday to scare people into paying these fees. Don't be fooled, these contracts are written by 5th graders and any competent contract lawyer can write one letter and end your contract. Getting money back is a whole different issue and I would not count on that. Hire a lawyer, the money you save will be more than enough to pay for their services.

While on vacation in Princess Hotels in December 2018, we were approached by a guy offering a tour of the resort and free t-shirts. He took us upstairs and we had to sign saying we would listen to a presentation. So much for the tour?! An hour turned into 4 hours.
The sales persons in the hotels are really scammer, they ask you to bring your ID and credit cards with you before coming to the sales office. Because they don't want you leave without paying. And they will tell you that we don't need to see the number on the credit card, they just need to see the credit card logo to get commission. It is totally scam.
First we sat down with sales person. To make a long story short, some of the points is they showed us this limo that you supposedly get picked up in when you travel, not true, you take a bus like everyone else. They take you to this room with jacuzzi, living room, the works and promise you will always get this sort of room or BETTER. When I called to book they told me it's a regular room, but not to worry becasue it's a 5 star hotel (still not what they showed us during the sales presentation).
And we really regret that we spent most of our vacation quality time in the sales office. And left with signing the contract. But the 2nd day after, I just came back to the office and ask for cancellation, but they told me it is not possible to cancel it. what a scamming company? As we know that it is legal to cancel it in 5 business days in Mexico. But the sales person told me it is not possible.
It's cheaper to book the same room/vacation directly yourself than through Royal Holiday. They'll tell you everything is booked. They will make all kinds of promises during the sales pitch, then after you sign none of those promises are true. THen you find out you signed a clause in the contract stating that all verbal statements are not valid unless in writing. (which by law is misrepresentation) I refuse to pay the annual fee!!! Looking for other "members" to join forces and start a class action lawsuit! Put it this way, if you don't pay your membership fees you can use the money for a good lawyer! has anyone had any success in cancelling? I even complained to Better Business Bureau, but don't seem to be getting anywhere.... They are SO unethical!
I filed a fraud case with MasterCard demonstrating a pattern of misrepresentation with the accounts posted on different Internet sites. I found out more by researching a lot of sites. I believe the thing that helped me the most was reacting fast. If you are becoming aware you too are a victim of this fraud, use the support of others though the Internet. I was strengthened knowing I was not alone, others had gotten results, and others were being warned not to fall for this.
If royal holiday club claim that it is a normal and good business, why they are scared when customers want to cancel the membership? They always threaten customers to collection agent if they don't pay the membership on time.

That show perfectly why it is recommended that you read your rights of rescission in your owner's contract which must be legally provided for you and then follow the instructions carefully. The instructions usually tell you to sent your signed letter of rescission via certified mail as opposed to going into the office.
That aside, you did well to file a dispute with your credit card company. How it will turn out for you, IDK, but I hope you get a positive result.

What if i didnt sign addendum to promissory note in the Bahamas but instead in Finland, and Isle of Man people (fntc) collected my money thru debit card? They had an access to my bank account thru my debit card. Just wonder. I was foolish i faxed my card number to some anonymous person, and regretted later.. i understood danger and tried to get some other options to make my payments, instead... there's no options to make monthly payments, except thru credit card. Rhc gave me none, and I didn't even own a credit card (because of my divorce) So, to be honest that point I knew a scamming business and just wanted my money back... of course they didn't even when my contract was a toilet paper -contract. All the information more or less wrong on it. Not even my information was correct. I even wrote that all down in the pitch, still it seemed that those parasites had to hide my country (residence) because jurisdiction matter or so... (?). I definately understood later why..That's my only explanation why they scammed me so big but I can't have a lawsuit either from here. Language issue is the biggest problem and there's no way to get legal advice on this anywhere. I tried. Mexico, US no help for me.. maybe because I can't speak correct English??
I have never heard any other people got scammed here. I was just divorced and got to understand all wrong in that pitch.. I used Holiday club Finland point system in the Bahamas, and thought Hplidays clubs ltd is the same system.. that's the name of the company i signed my contract with at Wyndham hotel.
Legal business send bills. Uses iban's bic's etc. Registration information.. legal company address etc etc.. VAT

We are 100% agreed what you said here. We’re Royal Holiday members since 2011. At the beginning of every year we try to book our vacation for 2 adults. Same happened this year too. Rep Ana (x.2536) gave us over the phone a price $2,648.45 for Bavaro Princess resort in Punta Cana. To estimate total cost for this reservation we have to count our $460 annual fee which gives us 5000 points towards vacation every year and $267 cost per every year of our 30 years contract. Adding all these numbers for this 2019 booking bring us to $3,375.45 ( $2,648.45 + $460 + $267 = $3,375.45 ) We checked online prices for the same vacation from major travel sites and found that it cost only $2,569 for the same dates and accommodation. I can send a screen print from www.kayak.com. So Royal Holiday charges for the same vacation $806.45 MORE for 2 adults. I asked Ana where are our savings Royal Holiday promised to their members. Ana offered to try another resort. We have tried to book Grand Park Royal Cancun for the same dates. Like in the previous booking total cost of booking with Royal Holiday was hundred dollars more than it cost on major travel web sites. Then we tried other resorts in Royal Holiday family. All the bookings with Royal Holiday were hundreds of dollars more expensive for the same dates and accommodations compare with online travel sites. I emailed screen prints from www.kayak.com to Ana and Juan Fonseca to prove these low prices on the same bookings. However, Royal Holiday responded to us that nothing they can do and we have to pay $806 more than non-members for the same vacation and accommodation. What’s a point to be a member? Royal Holiday promises solid savings on vacation compare with prices from major travel agencies. They promise and demonstrate solid savings on the paper to make Americans to sign into contract. As soon as people sign they realize that Royal Holiday can’t fulfill their promises. That’s why huge amount of American consumers complain on this company. ABC News “20/20” even made their investigation to respond to thousands of complaints from American consumers who were scammed by Royal Holiday (https://abcnews.go.com/Business/story?id=4627886&page=1). The company intentionally was registered offshore to be immune to US law. However, they target mostly American consumers and thousands of them were scammed. Now why you see here some people have positive responses about Royal Holiday. I teach math in universities for many years. From my experience I see that many people can’t do math calculations for their real life situations. So Royal Holiday exploit the fact that Americans trust and believe what they hear and most of them are not good with math. I’m sure people who rate Royal Holiday 4 or 5 stars are those people who never compared actual cost of their vacation including contract cost and annual fee versus costs on sites like kayak, Expedia, Orbitz, CheapCaribbean and others. They would scream if they calculate actual costs of their vacations including contract cost and annual fees that grows exponentially. Well… it’s their problem if they believe they save money with Royal Holiday. The only time when we found the Royal Holiday vacation cost is acceptable is around hurricane season. However, the price on major travel sites also drop dramatically at this time. Again, no sense to buy from Royal Holiday even then. We also were scammed by Royal Holiday promise to save on vacations because it looked great on the paper and we didn’t have any experience with them. All these years we just deposited Royal Holiday points with RCI to get much better deal when we exchange. However, I have no problem just to stop paying them rising maintenance fee. They can’t do anything to me because they are foreign entity with so bad reputation. Plus I keep all my booking examples as future arguments in fight with Royal Holiday in case if they try to bother me which I have big doubts based on other members experience.

I would have to disagree with you about Royal Holiday Club. Your problem is that you only have 5000 points which is useless when making reservations with them. I've been a member with them for almost 30 years and have never had a problem making a reservation anytime and anywhere I wanted to go. I have a total of 185000 points each year and I'm able to use or rent my points without any problem. I've also acquired most of my points on the resale market for next to nothing. As far as it costing you more with Royal Holiday Club verse directly with the desired resort I would have to disagree. Example I can stay in a two bedroom unit at the Paradise Beach Villas in Aruba for the cost of $580 with Royal Holiday Club. If I booked directly with the resort it would be $2100 to $2800 per week or if rented through a owner at Paradise Beach Villas it would be somewhere from $1100 to well over $2000 for the same week.

Robert T. are you sure about the numbers in your post? You stated that you have 185,000 points every year. How it’s possible if Royal Holiday official highest level of membership is only 75,000 (check their web site). Might be you have “special” arrangement with the company? Second, you stated “5000 points which is useless when making reservations with them”. Why Royal Holiday sells 5,000 or Bronze membership if booking without Royal Holiday on major travel sites costs hundreds of dollars cheaper? The answer is because their goal is only get your money and do not provide ANY savings to members. We also members of couple other vacation clubs and we always see our savings with these clubs. But cost of vacations with Royal Holiday is ALWAYS higher compare if you buy from major travel sites. Go on forums of scammed Royal Holiday members and read about it.
You suggestion to get higher level of membership sounds exactly like most common sales pitch from Royal Holiday sales gang. I’ve heard thousands time about this trick. I want to stop you right here. I spoke with one member who has a highest possible level with RH. Guess what? Cost of his vacation is also higher compare what he can buy on travel sites. RH sales gang also recommended him to upgrade to “PLUS” membership like you suggested to me. If you look your next booking in numbers and consider cost of your membership per year plus annual fee you will become angry. It’s a scam because no matter what there are no savings! Ridiculous!
Finally, you completely ignore cost of vacation comparison I highlighted in my post. If you are so wealthy that you can throw big money for nothing – good for you. However, I will make here simple math calculation for your example using numbers provided by my friend who has highest level of membership with RH. His annual fee around $1,600 and average cost of his contract per year around $3,200. So if you do simple math $1,600 + $3,200 = $4,800. Hence, total cost towards his annual vacation even before he books it is already $4,800. You stated that any one can who is not member can book directly a week for $2,100 in Paradise Beach Villas in Aruba. So this member will overpay $2,700 for his vacation. He is NOT alone based on HUGE feedback from angry members on Internet. Sorry but your comment doesn’t make any financial sense because cheaper to book this vacation for $2,100 directly with the resort and do not overpay $2,700 to Royal Holiday. I don’t want to accuse you that you work for Royal Holiday however your all the facts in your post look suspicious and doesn’t make any financial sense.
Last, I filed complain to Consumer protection agency to prove that RH scam their members promising savings. I attached all the facts about my reservation with all the numbers to prove that my cost of vacation with RH is much higher compare with major travel sites. RH responded back as usually nonsense without any numbers that they provide savings to members. No word or comments why my vacation in the same resort for the same dates $806 cheaper on www.kayak.com compare with RH cost. I asked them to provide numbers what they think I saved on my reservation. There were NO RESPONSE at all. Royal Holiday is Mexican scam and targets Americans and Canadians first of all. Please tell your family members and friends stay away from them and NEVER sign in contract. It’s financial disaster and big pain. By the way I agree with previous members’ posts that RH hires people who actively post on Internet in social media trying to make the company look better and attract more victims for their scam. Be aware about it!

I understand your problem because you over paid for your 5000 points based on your numbers you paid around $8000. for those points. You are wrong the max points you can own is 200,000 points I suggest you look at their website. Royal Holiday doesn't own the Paradise Beach Villas they contract space for members to stay there so the price is what Paradise Beach Villas or their owners would charge for a rental there. Even if I factor in the cost of my points purchased and maintenance fee I'm only paying around $800 for a week at Paradise Beach Villas in a 2 bedroom unit that's a savings of at least $1300 over what the Paradise Beach Villas charges. The biggest problem with people like you are that you are angry because your over paid for a membership and where lied to by the sales people. Like I stated before 5000 points isn't enough points the get space at almost all the resort that Royal Holiday has to offer so therefore you are limited to where you can go and will always have problems making a reservation. I on the other hand have been a member with them for over 20 years and have never had a bad experience with them. I've been to Europe, the Caribbean islands, Mexico and several place in the USA. Again I acquired most of my point on the resale market where I paid nothing for them and actually was paid money be the people trying to get out of their memberships. Finally your numbers don't add up for your example going to Punta Cana. The only thing you have to pay is the all inclusive fee which is $49 to $59 per person per day what ever your maintenance fee is (based on 5000 points it's around $435) plus the cost of your membership. est $270 I get a cost of around $1531 you say you where quoted $3375 I don't see how that is possible unless you have to purchase and additional 53000 points in order to make your reservation.

Robert tt744 We got taken for 20 K USA. Im sorry but your numbers dont add up . Obviously RH has its employees( which I suspect you are on of them ) following this post and doing their best discredit those that have been affected. I still get hounded by threats that a collection agency will be at my door, my employer will garnish my wages , late penalty percentage (30 %) charges on my annual dues . Now get this, after all these threats they send a e-mail stating they will waive the penalty . LMAO . I recently attended an all inclusive resorts where RH asked tourists to attend a presentation , I had a blast telling everyone about the scam. Oh they threatened me but , freedom of speech and their invite prevailed. It was a quiet week for them from what I gathered .

Your problem is that you purchased directly from Royal Holiday. I purchased my point on the resale market. I only paid $7.98 for 150,000 points and was given a incentive to purchase the points of $700. So I have very little cost in my membership. You should never buy any timeshare from the developer because they all rip you off. But on the other side you can buy resales for pennies in the dollar for almost any timeshare company out there. All you need to do in search Ebay or the internet and there are hundreds of deals out there. And by the way I don't work for any timeshare company I'm just smart about how I acquired my membership and didn't spend thousands of dollar on a membership. If you people would research these things then you wouldn't have been taken for thousands of dollar for something that has no resale value at all.

Do you know why you got your membership for free.. ($7.98 is equal to free)? Lucky you. You need to pay maintenance fees thought, but as you've got a lot of points, you might be lucky and find available accommodation easier. Others paid for 20 000 points $30 000.00. So you guys get the point.. plus yerly maintenance fees.. and no available accommodation..
