a comment about timeshare "exit" companies:.......................... they promise to get you out of deeded ownership and maintenance fees of your timeshare............for a fee. the fee MAY not always be upfront, but rest assured, THERE IS A CONTRACTED FEE. once they do whatever they do: I WONDER, IS THIS SOME KIND OF MAGIC/ILLUSIONARY/DISAPPEARING FEAT?, i'm not sure, nor do most of these companies tell you. my bottom line question is WHERE DOES THE TIMESHARE PROPERTY GO? OBVIOUSLY MAGICALLY DISAPPEARING IS NOT AN OPTIONAL ANSWER. this real property in discussion still exists . it simply doesn't go away. my opinion is that principals in these timeshare "exit" companies take owners' money for so-called relieving them of their obligation of maintenance fees (or so they say.) now, is the actual property is in limbo?.......................i think not. i don't think these "exit" companies earn enough in fees to keep their business alive. there appears to be a MARKET FOR THE PROPERTY WHICH OWNERS SO WILLINGLY PAY TO GIVE UP. there are avenues that owners are int privy to concerning the FATE OF THEIR ALLEGEDLY FORMER TIMESHARE PROPERTIES. to initially pay for the property at the end of the fraudulent sales presentation (and not getting anywhere near what they paid for in most cases) they are now paying someone else (an "exit" company) to supposedly make their ownership and maintenance fees disappear. could this be a myth or a fairy tale?

We signed up with Timeshare Exit team, based in Seattle, Washington. They are attorneys who supposedly legally get you out of your timeshare ownership. We nervously paid an upfront fee with a 100% guaranteed refund. They tried for about 2 years and gave us regular reports, maybe quarterly, and a few weeks ago they said if we paid another amount of money, they had linked up with another company as another additional approach. That's when I said we need to ask for a refund. We were not going to shell out any more money. All seemed on the up and up and it wasn't as if they weren't trying. But, I told him nothing is going to happen as long as the Manhattan club is tied up with pending court hearings. So, a few weeks ago, we asked for our $$ back and they sent us a check. No matter what, a big relief.

yep, sheryl and dennis.........and all other forum members,

whichever "exit" company we mention: in my opinion, borders on a sham or at least a shady operation. my SUSPICIONS ARISE ESPECIALLY WHEN $$$$ ARE REQUESTED UP-FRONT. people, that i know, of, don't pay a restaurant bill until they finish their meal. sarcasm aside, my experiential** opinion is that most ventures dealing within the broad scope of TIMESHARE: SALES/OWNERSHIP/"EXIT"/MANAGEMENT (NOTE: IAN BRUCE EICHNER, OF THE MANHATTAN CLUB.....I THINK! HA......NO DOUBLE HA AS IN HA HA!) are at, or approach the FRAUD LEVEL AT SOME POINT, PERHAPS THE SALES (BEGINNING) LEVEL AND CONTINUES TO FRAUDULENTLY MULTIPLY EXPONENTIALLY...........CHECK OUT OUR MAINTENANCE FEES: UP ALMOST 400% SINCE INCEPTION. noting my experiential** opinion, i was foolish enough to send a $1,000 UP-FRONT fee (about 4 years ago) to an "illusionary" specialist in timeshare resales in my attempt to sell my week at THE MANHATTAN CLUB PENTHOUSE. the proverbial joke was on me. i was initially told about how much in demand the PENTHOUSE SUITES WERE and that mine would be listed in several corporate literature advertisements.

I CALLED JESSE...........YEAH, HIS NAME WAS IS JESSE, SAME AS THE THIEF/OUTLAW , JESSE JAMES..............4-5 times. "hey chris, good news, we're almost in contract to sell your TMC PENTHOUSE as we speak". FOLKS, THOSE WERE THE VERY LAST WORDS I HEARD FROM JESSE. HE DISAPPEARED FROM THE FACE OF THE EARTH AS DID HIS PHONE NUMBER. ERGO, I KNOW FROM WHENCE I SPEAK.

NOTHING, NADA, NIENTE RE UP-FRONT FEES EVER IN THIS LIFETIME. personally, i'll continue to write my "words of wisdom"...........as if they're very helpful.............here. i admit that in part, this forum helps me let off steam since we're all sham/fraud victims, and perhaps there might be some helpful words written by some of us. however, in the end, we're all stuck playing the waiting game wondering when the end of this NYSAG VS TMC (IAN BRUCE EICHNER) litigation will take place AND THE RESULTS WILL BE TOTALLY IN OUR FAVOR.............AN UNLIKELY OUTCOME, BUT WISHFUL THINKING IS COMFORTING.

ordinarily, we would NEVER pay an upfront fee. We knew we were taking a chance, but, luckily, it worked out OK and we got a total refund.

The latter makes it illegal for non-attorney agents to obtain business for an attorney or law firm for compensation, or solicit others to engage in running and capping.”

Would it be possible to briefly explain "running and capping", assuming that's the gist of that California case and that it applies to TMC, or whatever else applies to TMC? I haven't heard of that.

What we need is a legislator that will take on the industry. We don't really own our timeshares! A lot has gone on over the years and we need to be passing laws to protect us. We never thought, years ago, of where we'd be in 20 years or more. There has got to be some true exit system! A lot of reform is needed!

why use an exit system IF YOU LIKE YOUR TIMESHARE but are not getting your money's worth.?

it seems better to fight to get what you paid for rather than give up an entity that you own and like. chances are if you EXIT, you'll get NOTHING except THE UNCERTAIN POSSIBILITY that your MAINTENANCE FEES AND OTHER FINANCIAL OBLIGATIONS WILL NOT REMAIN YOUR RESPONSIBILITY. using this scenario, you will have lost your original investment, which could be a sizeable amount. also, i have not yet determined where the real timeshare property, that is being EXITED, goes. certainly it can't disappear into vapor, so what becomes of it? i have the feeling that some corporate entity is gathering these exited timeshare properties and making a bundle in disposing of them ...............whatever their method is.

My NYC lawyer showed for me. It's getting close to being settled she said. I was told in the next two weeks the to watch for a press release from the DA.. fingers crossed these crooks are stopped.

Would like to verify and amplify her comments about settlement. Since none of the major legal issues in this investigation have been resolved, a settlement would be surprising. But after 3 years, owners have waiting long enough for a resolution of this case.
