Buying, Renting, and Selling Timeshares

Marriott Evergreen in Vail

Mar 22, 2010

Is a red week consider high season? Also, has it been updated? and how far is it from the ski slopes? I am thinking about buying one from a reseller. The maintenace fees are somewhat high? If you don't use it, is it pretty easy to rent out? I already have 2 weeks in Palm Desert but can never trade for a ski week in Vail - frustrating! Also, will Marriott treat you the same as buying from them? I know you can't get Marriott points but anything else to worry about?

It might be better to ask your Marriott questions at www.tugbbs.com as they have an entire Marriott forum.

Carolynm64,

You asked about Marriott Evergreen in Vail. There are five timeshares at Streamside at Vail including the Marriott Evergreen. Three of the five units are managed by Marriott but all five share a common club house with an indoor/outdoor pool. The Evergreen maintenance fees help maintain the common area as well as a shuttle service to Vail and Beaver Creek ski areas. Both the ski season and the summer season are red weeks but the ski season weeks are far more expensive. The Evergreen Bldg was the last of the five units to be constructed and while it has not been updated it is in very good condition. I stayed there as recently as last year and I found it to be up to the high Marriott standards.

Evergreen is about midway between Beaver Creek and Vail both of of which can be reached in 15 to 20 minutes by shuttle.

At one time all five units were managed by Marriott but the owners at Cedar and Aspen were unwilling to update to Marriott's standards and they were dropped. Those two are now managed by VRI.

The maintenance fees are very high. I once owned in two of the Marriott units and sold because of the high fees together with special assessments for the club house updating. I can rent for less than the maintenance fees. Check the rentals listed with Redweek and you will usually see many rentals available for less than the maintenance fees.

I never rented my units out but those managed by Marriott are excellent traders. I traded to ski resorts all over the U.S. and Canada (Whistler) as well as summer season on beach at Hilton Head Island where I now own a Marriott.

My first purchase was from Marriott and subsequent purchases were resales. I was always treated the same whether trading a resale unit or a developer purchased unit when trading. Those who purchase from Marriott do get a 24 day window with II that allows Marriott owners to jump ahead of other II traders during that brief period. You are correct that only purchasers from Marriott get Marriott points but there are rumors that this many be extended to those who purchase resales through Marriott. The points are good but not worth the premium one pays by buying from Marriott over the resale price.

There are no restaurants on site and the nearest are across I-70 and those are mostly fast food. The nearest quality restaurants are in Vail.
